Westwood Plateau sits above the city with some of the best views in the Tri-Cities. Proximity to Coquitlam Centre and the Evergreen Line make it practical as well as scenic.
Burquitlam has changed more than any other Coquitlam neighbourhood in the past decade. The arrival of the Evergreen Line transformed the area around Burquitlam Station into one of the most active condo markets in the Tri-Cities. First-time buyers and investors are drawn by the transit access and lower entry price relative to Burnaby. The neighbourhood is still evolving — density is increasing and the retail base is growing to match.
Maillardville is Coquitlam’s oldest neighbourhood and one of the few francophone communities in BC. Heritage homes, walkable blocks, and a strong sense of community identity set it apart. It has gentrified more slowly than some expected, which has kept it relatively affordable for the western part of the city.
New Horizons, Ranch Park, and Scott Creek are solid mid-city neighbourhoods that rarely generate headlines but consistently attract families. Good school catchments, reasonable prices, and easy access to Coquitlam Centre make them practical choices for buyers who want established over trendy.
Port Moody Neighbourhoods
Port Moody is the smallest of the three cities and consistently one of the most desirable places to live in Metro Vancouver. Limited land, a strong sense of place, and a lifestyle that balances urban convenience with natural surroundings have made it attractive to buyers across multiple price points.
The Inlet District is the most walkable and transit-connected part of Port Moody. Moody Centre Station anchors the area, with newer condo and townhouse developments filling in around it. Breweries, restaurants, and the Rocky Point waterfront are all within walking distance. For buyers who want Port Moody’s lifestyle at a more accessible price point, this is typically the entry.
Heritage Mountain is Port Moody’s most sought-after neighbourhood for detached homes. Larger lots, quiet cul-de-sacs, excellent school options, and a strong community feel keep demand high and turnover low. Families who buy here tend to stay for a long time.
Glenayre and College Park sit on the western edge of Port Moody bordering Coquitlam. They offer more affordable detached options within Port Moody’s boundaries — the lifestyle benefits of the city at a slightly lower price point than Heritage Mountain or the Inlet.
Barber Street and the Rocky Point area are among the most scenic and sought-after locations in the entire Tri-Cities. Properties are limited, views are exceptional, and listings at this end of the market attract serious buyers quickly.
Port Coquitlam Neighbourhoods
Port Coquitlam — PoCo — is the most practical of the three cities. It offers more home for the money, a flat and bikeable layout, and a no-fuss community feel. For buyers who want a detached home in the Tri-Cities without Burke Mountain or Heritage Mountain prices, Port Coquitlam is usually where the search ends up.
Citadel Heights sits in the north of the city with newer homes, good sightlines, and convenient access to Highway 1 and the West Coast Express commuter rail. It’s a natural fit for families with one or more commuters heading into Vancouver or the Fraser Valley.
Oxford Heights and Lincoln Park are established family neighbourhoods in the central and southern parts of the city. Homes here are largely from the 1970s through the 1990s — solidly built, well-maintained, and priced more accessibly than newer construction elsewhere in the Tri-Cities.
Riverwood is one of Port Coquitlam’s newer areas, developed primarily in the late 1990s and early 2000s. Wide streets, newer builds, and proximity to the Traboulay PoCo Trail give it a planned, family-friendly character. It consistently attracts buyers upsizing from condos and townhouses.
Downtown Port Coquitlam along Shaughnessy Street has seen gradual infill and revitalization over the past several years. Townhouse projects and mixed-use development have added density without dramatically changing the city’s low-rise character. For buyers looking for walkability on a Port Coquitlam budget, the downtown area is worth a look.
