55+ & Age-Restricted Buildings in the Tri-Cities

Where downsizers actually land — a directory of the Tri-Cities' age-restricted strata buildings, with the units currently for sale in each one.

The Short Answer

55+ & Age-Restricted Buildings in the Tri-Cities (2026) | Sebastian Czarkowski

In brief

Genuine 55+ strata buildings in the Tri-Cities are concentrated in Coquitlam — Princess Gate, Marlborough House, Château D'or, Las Palmas, Burlington Estates, and Glen Eagles among them, mostly built between 1987 and 1998 near Coquitlam Town Centre, Eagle Ridge, and Maillardville. Since a 2022 BC law (Bill 44), only 55-and-older age restrictions remain enforceable; older 19+/45+ "adult-oriented" bylaws are generally void. Port Moody and Port Coquitlam have no confirmed 55+ strata you can buy into, so downsizers there usually choose a low-maintenance non-restricted condo, rancher, or townhome instead.

An age-restricted building is a strata where the bylaws require at least one resident to be over a set age — almost always 55 in BC today. For many downsizers they are the ideal landing spot: quieter, community-minded, lower turnover, and full of neighbours in the same stage of life. The catch is that they are scarce and the good units rarely sit on the market. Every building below is a Coquitlam strata flagged as 55+ in its registered strata records, and any units for sale in them right now appear live underneath, pulled from the MLS® feed. If the building you want has nothing available today, that is exactly when to have me watching it for you.

The Directory

7 age-restricted buildings across the Tri-Cities

Each building below is a strata with an age restriction (most are 55+). Where a building has units on the market right now, they appear live underneath it. Empty today? That is normal in these low-turnover buildings — tell me what you are looking for and I will watch for it.

FAQ

Frequently Asked Questions

What does "55+" or "age-restricted" actually mean in a BC strata?

It means the building's registered bylaws require at least one occupant of each home to be 55 or older. Since November 2022, under provincial law (Bill 44), 55-and-older is the only age restriction a BC strata can enforce — older "19+" or "45+" adult-oriented bylaws are generally no longer enforceable. Always confirm a building's current registered bylaws before relying on any age rule.

Why are all the Tri-Cities' 55+ buildings in Coquitlam?

Coquitlam saw a wave of amenity-rich strata development from the late 1980s through the 1990s, several of which were built and bylawed as seniors' (55+) communities — Princess Gate, Marlborough House, Château D'or, Las Palmas, Burlington Estates, and Glen Eagles among them. Port Moody and Port Coquitlam have no confirmed 55+ strata you can buy into, so downsizers there more often choose a low-maintenance non-restricted condo, rancher, or townhome. I can help you find either.

There's nothing for sale in the building I want. Now what?

That's normal — these are small, low-turnover buildings (several have only 20–35 homes) and good units move quickly. The most effective approach is to have me set up a watch on the specific building (or buildings) you're interested in, so you hear about a unit the moment it lists, often before it's widely marketed. Just tell me which building and what you're looking for.

Are the building details and rules on this page guaranteed accurate?

They're carefully sourced from public strata records and listing data and re-checked, but they are not a substitute for the registered bylaws — building names, ages, unit counts, and rental/pet rules can change by strata bylaw at any time. Before you make any decision, confirm the current registered bylaws and financials with the strata directly. I'll help you obtain and read them.

Can I rent out a unit I buy in a 55+ building?

It depends on the building's bylaws and current law. Several of these buildings restrict or prohibit rentals in their bylaws; note that since 2022 BC law limits a strata's ability to bar long-term rentals, though short-term (under-30-day) rentals can still be restricted. If renting to a family member or as an investment matters to you, we need to read that specific building's bylaws first — don't assume. The directory flags rental rules where known, but always verify.

Is a 55+ building right for me, or should I look at a regular condo?

Age-restricted buildings tend to be quieter, more settled, and community-oriented, with neighbours in the same stage of life — a real draw for many downsizers. Others prefer the flexibility and broader resale market of a non-restricted building. There's no wrong answer; it comes down to lifestyle, budget, and what's available when you're ready. I'm glad to walk through the trade-offs with you.

Building age, rental, and pet restrictions are compiled from public strata records and listing data and can change at any time by strata bylaw — always confirm the current registered bylaws with the strata before relying on them. Under BC law (Bill 44, 2022), only 55-and-older age restrictions are enforceable, and a strata's ability to restrict long-term rentals is limited. Active listings are matched automatically from the MLS® feed by address and may occasionally include a non-restricted unit at the same address; verify each listing's restrictions individually.
